How Stamp Duty is Calculated in Uttar Pradesh
Stamp duty in Uttar Pradesh is calculated on the higher of the circle rate (known as the stamp duty circle rate in UP) or the actual sale consideration. The state offers a 1% concession for women, with female buyers paying 6% compared to 7% for men. Joint ownership rates vary based on gender composition, with mixed-gender purchases at 6.5%. A 1% registration fee is applicable on all transactions. These rates apply uniformly across all cities in Uttar Pradesh, including Noida, Lucknow, Varanasi, Agra, Kanpur, and Prayagraj. There are no additional surcharges or development cesses on property registration in UP, making the total cost straightforward to calculate.
Property Registration Process in Uttar Pradesh
Property registration in Uttar Pradesh is managed by the Inspector General of Registration through the Department of Stamps and Registration. The state has implemented the e-Registration system through the UP Registration portal. The process begins with online payment of stamp duty through e-stamping. The sale deed is executed on e-stamp paper and presented at the Sub-Registrar office. Both buyer and seller must appear with two witnesses for biometric verification and registration. UP has also implemented the BHUNIDHI portal for integrated land records in Noida and Greater Noida. The process typically takes 7 to 14 working days from the date of presentation.
