For properties above Rs 1 crore in urban areas, the rate increases to 7% on the entire value. Rural properties enjoy a 1% lower rate across both slabs. A 1% registration fee applies with no upper cap. Additionally, a surcharge of 1% on the stamp duty amount is levied for properties valued above Rs 1 crore. Notably, West Bengal does not offer any gender-based concession, unlike most other Indian states. The total cost ranges from 6% to approximately 8.07% of the property value depending on the slab and location.
Property Registration Process in West Bengal
Property registration in West Bengal is governed by the Indian Registration Act, 1908, and managed by the Inspector General of Registration, West Bengal. The state has implemented the WB-RIS (West Bengal Registration Information System) for online services. The process begins with the payment of stamp duty through e-stamping or franking. The sale deed is executed and presented at the Sub-Registrar office. Both parties appear with two witnesses for biometric verification and registration. West Bengal has also introduced the WB-LRS (West Bengal Land Records System) for integrated land record management. The process typically takes 7 to 14 working days for completion.
